The Sands Apartments & Mall rises 46 floors over Avenida Vasco Núñez de Balboa in Calidonia and was completed in 2025 by Desarrollos y Proyectos Istmenos S.A. All 572 units are apartments, each with its own title, alongside a single master community title.

The name announces a mall, and yet no title attached to the building is typed as commercial premises — what is sold here is housing. The shops, restaurants and rooftop are real; they simply sit outside the 572 titles. An owner here shares a perimeter with a retail floor plate and a public sky lounge that carries a zipline, and with the visitors both of them bring in.
