How it works

From raw records to clear verdicts

Collect

Official registry data

Every recorded transaction at the Registro Público for residential buildings citywide. Not scraped listings — deeds, transfers, liens, embargoes.

Cross-reference

Patterns across registry, listings, and market signals

Transaction chains, ownership networks, price trajectories, developer histories. Then enriched with active listings and market signals across the city. Patterns no single source can show you.

Deliver

Your report, your language

A clear verdict in plain language. What it's worth, what others paid, whether the deal works for you.

Compare

Which report do you need?

Getting the price wrong on an apartment is a five-figure mistake. Every report here costs a fraction of that — and you read it before you sign.

Still new here

We could have faked this.

Most sites fill this space with five-star quotes — a few of them even real. We just opened, so ours is honestly empty. We'd rather save you the seat than invent a stranger to praise us. Use lakilé, make a call you feel good about, and your words land right here.

Your story goes here — the building you almost bought, the price you talked down, the call you got right.

Before you ask

Good questions, answered.

The things careful buyers want to know before they trust a number.

What is lakilé?

lakilé is the AI-native proptech for Panama's secondary market. We turn the public registry — the official record of who paid what, what's owed, and what's contested — into plain-language answers, so you know a property before you commit to it. The building map and a full neighborhood report are free; the deep, unit-level reports are where you pay.

How do I find out who owns a property in Panama?

Ownership in Panama is recorded in a public registry. lakilé reads that record and turns it into a plain-language answer for the buildings we track in Panama City — the registered owner, the last recorded sale price, and the unit's transaction history, without you decoding a folio yourself.

Look up a building

How is lakilé different from a listings site or a broker?

A listings site shows you the asking price. A broker earns a commission when you sign. lakilé does neither — we have nothing to list and nothing to sell you, so the only thing on the page is what the record actually says: what a unit really closed at, and the building's real track record. We're independent, and that's the point.

How is lakilé different from other property-data tools?

Most property-data tools stop at the deed — they tell you a unit sold, and for how much. lakilé reads deeper, past the price to what else the record holds about a property and the people and companies behind it. It's the difference between a lookup and knowing who's really on the other side of the table.

Where does lakilé's data come from?

Every number traces back to a primary source. The foundation is Panama's public registry — notarized, recorded sales — cross-checked against what's currently listed and moving in the market. If the record doesn't say it, neither do we.

How we build the data

How current is the data?

Current enough to act on. The map and listings refresh continuously, and a report is built on the latest inputs the moment you order it. Registration in Panama takes time, so when a figure is still preliminary, we label it rather than dress it up as final.

Is lakilé free?

The parts that should be free, are. The building map and a full neighborhood report — Costa del Este is live now — cost nothing and need no login. When you're down to one unit and close to an offer, the unit-level reports run $19 to $499: the homework we'd do for ourselves before signing.

Does lakilé sell or share my data?

No. We don't sell your data, and we don't share it with brokers, sellers, or anyone else. The intelligence we sell comes from the public record — not from you — so your search stays yours. You can access or delete your data anytime at privacidad@lakile.ai.
