Which report should I start with?

Start from what you're doing. Buying a specific unit: Unit Due Diligence ($49) before you commit. Deciding what to offer or what to ask: the $99 Market Position reports. Sizing up a whole building as an investment: Building Intelligence ($499). If you're not sure which fits, the comparison page lays them side by side.

Compare the reports

Does lakilé tell me whether to buy, or just show me the data?

Both, in the right order. Unit Due Diligence ($49) tells you what happened to a unit (every sale, the mortgage, the current owner, the red flags) and stops there, with no recommendation. The $99 Market Position reports add a fair-value range and an offer or list-price playbook. Either way the decision stays yours: we do the homework, you make the call.

Are the reports built on real transactions, not estimates?

Recorded sales come from deeds: the prices owners actually paid, not asking prices or an automated guess. Where a report shows rents, yields or active listings, those come from the portals and from Airbnb, and we label them as such. When a report shows a fair-value range, it's built from comparable registered sales in the same building, and we tell you how many it rests on.

How we build the data

What's the difference between the $49, $99, and $499 reports?

The $49 report is the record: what happened to one unit. The $99 reports add judgment for a single decision, whether that's what to offer, what to ask, or whether to sell or hold. The $499 Building Intelligence report steps back to a whole building as an asset: every transaction, rental yields, the ownership map, and an investment thesis.
