Ph Park City rises 40 floors on Calle Abel Bravo in Obarrio. Constructora Proactiva built it, and it was finished in 2017. Ninety-two apartments sit inside.

A pool and a rooftop are the amenities on record. Ninety-two owners carry a 40-floor tower between them: the lifts, the pumps and the façade of a building that tall are maintained out of a budget shared among ninety-two apartments.

Alongside the apartments the property carries one commercial title and a parent title covering the whole. Commercial premises in a residential tower put non-resident traffic through the entrance, run on hours of their own, and give the maintenance budget a second kind of space to cover.

A tower finished in 2017 has a short maintenance history behind it, and that cuts both ways — less deferred work so far, and less of a track record of how the building is run.
