PH Emporium Tower

PH Emporium Tower rises 28 floors in San Francisco, both the barrio and the corregimiento of that name, and was completed in 2006 by Emporium Developments.

Eighty-four units are recorded against the tower and 83 of them are apartments; a land title and a common-area title make up the rest. Eighty-three is the figure that describes what a buyer can hold here, and those apartments are far from uniform: listings at the tower have run from about 149 m² to a 330 m² home laid out over three levels.

Two addresses point at the building and they agree with each other. Mapping data places it on Calle Belén, while the horizontal-property directory gives Calle 66 Este with Calle 50 — the stretch of Avenida Nicanor de Obarrio that runs through the Villa Lilla pocket of San Francisco. A listing quoting one and a document quoting the other are describing the same tower.

Eighty-three apartments over 28 floors also keeps the ownership group small: the monthly fee, each repair to the shared areas and every vote taken at an assembly are divided among 83 owners. No shared facility is recorded on the titles, though listings for the tower describe a pool, a gym, a party room, a game room and security around the clock.
