P.H. Times Square Center rises 38 floors in Costa del Este, in the corregimiento of Juan Díaz, and was completed in 2019. A&Z Developers is the developer, and all 152 units are registered as apartments.
The classification and the use do not agree. The building itself is classified as commercial, and A&Z's own material for the tower describes offices and street-level commercial premises: locales of 110 m² to 364 m² on the ground floor and mezzanine, and office plates running from 92 m² up to 862 m² for a full floor. A unit here can be registered as an apartment and marketed as an office floor at the same time.
The tower is glazed floor to ceiling behind a double curtain wall with an air chamber between the panes, and six high-speed lifts serve it. Parking sits on the lower levels, and it is the one shared facility recorded against the building.
