Evolution Tower

Evolution Tower stands on the corner of Avenida Nicanor de Obarrio — Calle 50 — and Avenida Aquilino de la Guardia, in Panama's financial centre, finished in 2014 and developed by F&F Properties. A W-brand hotel operates inside it, and office space here is titled in sizes running from 86 m² up to whole floors of 1,666 m².

That mixed use is where the paperwork splits. All 482 units carry apartment typing on their individual titles, while the building itself is classified commercial, and the published descriptions of the tower are of offices and a hotel rather than housing. The two readings describe different kinds of property.

The name is inscribed in the plural, P.H. Evolution Towers, with one title carrying the singular. Height isn't recorded. With 482 units on file, alongside one common-area title and one untyped title, the monthly fee, the repairs and every assembly vote are split 482 ways.
