Edificio Brasil 12

Edificio Brasil 12 rises four levels on Vía Brasil in Obarrio: 28 registered units, all of them apartments, across the ground floor and the three floors above it, plus one commercial premises at street level. The apartments are small and consistent — recorded areas run from roughly 48 to 60 m².

Twenty-eight owners carry the whole building. The monthly fee, the repairs and every assembly vote are shared among that group rather than among a few hundred, and the commercial premises at street level belongs to the same arrangement, which shapes the traffic through the entrance and the hours the building keeps.

Separate titles for the units date from 2006, later than the building itself — an older address carrying a newer ownership structure. The ownership record for any unit here begins in that year.

Small apartments inside the business district are scarcer than they look. Most of what sits on Vía Brasil is office space or larger residential stock, so a compact home a few blocks from the banks serves a buyer the rest of the corridor does not. Vía Brasil runs north to south through central Panama City, from Tumba Muerto down toward the bay, crossing Calle Cincuentenario with commerce and banks at street level along its length.
