Units arrive furnished and equipped, and Empresas Bern operates them for short-term rental instead of selling them off to individual owners — the developer describes it as its first Costa del Este project designed around that model. Occupancy in a building run that way turns over on short stays.

Empresas Bern's own materials describe a rooftop level carrying a gym, a yoga studio, a squash court, a lap pool, a business lounge, a screening room, a sauna, a banquet hall and a barbecue area, plus a ground-floor lobby with valet parking.

All 227 registered units are apartments, alongside a single title covering the shared property. No commercial premises sit inside the building, so the maintenance budget is split among apartment owners alone.
